Construction Superintendent/Project Manager
Responsible for scheduling, coordination, and supervision of all subcontractors on assigned projects. This includes compliance with quality, SAFETY, schedule, and profitability. Must work as a team with Customer, Project Manager, and Office
Essential Functions/Responsibilities:
� Thorough knowledge of construction to properly plan sequencing and subcontractor coordination.
� Maintain and grow sub/vendor relations
� Coordinate with Preconstruction Services during the preparation of estimates, schedule, and general conditions.
� Monitor the development of the project expediting log and update status weekly with project staff. Update project schedule activities accordingly.
� Create and execute project preplanning activities with subcontractors to ensure coordinated efforts.
� Coordinate subcontractors, architects, inspectors, and suppliers to resolve any problems with materials or methods.
� Inspect work in progress to ensure that workmanship conforms to specifications and the adherence to construction schedules.
� Document onsite activities in the daily reporting software, including verbal directives, delays, progress photos, weather conditions and onsite manpower.
� Develop the detailed construction phase schedule for the project and update weekly to ensure critical path activities and milestones are being achieved. Develop recovery plans to mitigate any delays to the critical path of the project.
� Establish and maintain an effective and professional onsite working relationship with Owner, Architects, Consulting Engineers, and other parties related to the project.
� Enforce a safe work environment, practices, and culture on the project.
� Assist in the planning and monitoring of the quality control program.

Qualifications:
Minimum 3 years in construction, preferably in residential construction.
� In depth knowledge of subcontracts, change orders, RFI's and close out documents
� Excellent writing and communications skills
� Experience in managing project subcontractors
� Good judgement and decision-making abilities

Key Responsibilities:
� Job walks with clients and vendors to determine a scope of work
� Working with the project Coordinator for pre-con and construction, executing the schedule as planned
� Resolving conflicts and working to agreement
� Minimizing risk and working with project team to ensure project safety

Experience / requirements:
� Construction - 3 years
� Assistant Superintendent - 2 years
� Clean driving record - any accidents or tickets must be reported during the interview process
� Pass background check
