Personally manage 20 to 35 projects simultaneously (average workload, all end to end). Specialize in Complex and extremely time sensitive projects. Research past project outcomes and develop reports based on findings. Actively participate in cost engineering efforts throughout all phases/facets of active and inactive projects. Assist in the development of proposals and contracts based on careful analysis of the determined scope for future projects. Research vendors, methods of improving process’, industry standards, or surveying/ analyzing prospective projects and clientele for unforeseen variables. Survey job sites for design and implementation purposes. Develop thorough action plans for future construction, manufacturing, and install efforts. Head interdepartmental strategy meetings to ensure smooth take offs and successful execution of active projects. Oversee mobilization effort of in house and any required subcontractors.

Daily responsibilities include the following: Drafting and reviewing contracts and proposals. Analyzing cost studies and relevant data in reference to budgets. Conducting soft variance analysis and recommending action to superiors. Monitoring labor costs and forecasting/ estimating required time and/ or manpower for future projects. Assist in the development of budgets for multiple projects at varying complexities and values. Create bar and organizational charts for visual representations of various aspects of a project (Gantt charts, matrix charts, pie charts, etc.). Negotiating with vendors and clients on various aspects of contracts (deadlines, cost increases or decreases, amendments to scope, etc.). Researching zoning and building codes. Applying for Zoning and Building permits (as well as art commission approval if necessary) in multiple municipalities (including Philadelphia). Coordinating with Licenses and Inspections departments for any required alterations and/or amendments that may need to be made to initial plans. Experience with applying for and achieving variances. Planning and organizing complex install and/or fabrication work orders. Collaborate with architects, engineers, and CAD departments to create both technical and conceptual renderings. Offer recommendations in conceptual design, material use, and methods of value engineering for cost engineering purposes. Review technical drawings (architectural, site plans, branding guidelines). Invoicing for past and current projects. Collaborate with our production manager and foreman to ensure quality control and to adjust for change orders as they arrive. Supervising skilled and non-skilled trades (Union and non-union) throughout a multitude of projects.

Clientele include Barclays Bank, Brandywine Realty Trust, L3 Communications systems, Torcon Construction, Jingoli Construction, Simon Properties, Saint-Gobain, UPenn Health system, Nemours foundation (DuPont), Jones Lang Lasalle, and Comcast (at the Wells Fargo Center and Citizens Bank Park).
