JOB TITLE: Maintenance Technician
FLSA STATUS: Non-Salary/Non-Exempt

REPORTS TO: Property Manager

JOB SUMMARY:
The Maintenance Technician is responsible for maintaining the physical integrity of the property. This includes maintaining a safe and sanitary living environment for residents, guests, visitors and staff. The Maintenance Technician assists with all aspects of the property's maintenance including the physical grounds, custodial, preventive, corrective, deferred and emergency. This person is also responsible for following the maintenance program developed for the property.

RESPONSIBILITIES:
The Maintenance Technician must have the ability to install, service, repair and/or replace the following items in a responsible and professional manner to meets industry standards. Preserves and respects resident and applicant confidentiality.
These responsibilities include but are not limited to:
√ Vinyl and ceramic floor covering √ Wall molding
√ Caulking √ Countertops and cabinets
√ Window screens and blinds √ Interior and exterior doors and locks
√ Light Fixtures √ Electrical circuits, receptacles, breakers, switches & fuses
√ Toilets, sinks, vanities and disposals √ Appliances - stoves, refrigerators, washers & dryers
√ Rodent control √ Clean and inspect boiler and storage rooms
√ Snow removal √ Stair treads and cove basing
√ Fencing √ Gutters, down spouts and connecting hoses
√ Minor Drywall damages √ Clearing drains and sewer lines up to 4”
√ Landscaping, as assigned √ Sub flooring, walls studs and floor joists
ESSENTIAL DUTIES:
? Fosters a positive, active and collaborative relationship with residents, communities, and associated agencies.
? Conducts all community maintenance work, service requests, punch-outs, building inspections and preventative maintenance.
? Ensures that all work is completed in a safe, prompt and professional manner.
? Communicates with Property Managers about demonstrated concerns of the community.
? Prepares maintenance reports and all other job related documentation.
? Adheres to company policies, rules, and regulations.
? Participates in emergency on-call shifts and after-hours maintenance.
? Conducts interior and exterior property inspections.
? Picks up and delivers materials when necessary.
? Completes daily operations of work-orders, unit turnovers, etc.
? Assist regulatory agencies with unit and property inspections when requested.
? Completes additional duties as described by the Maintenance Supervisor.

EDUCATION and TRAINING:
High School diploma or G.E.D. required. License(s) or certification(s) in the areas of HVAC, Plumbing, Electrical and /or OSHA is a plus.
EXPERIENCE/TECHICAL REQUIREMENTS:
Two years’ experience as a Maintenance Technician, preferably in an affordable housing development. The Maintenance Technician must demonstrate a basic understanding and knowledge of general maintenance, carpentry, painting, refurbishing, plumbing, electricity, appliances and HVAC in both theory and practical application.

WORKING CONDITIONS:
Facilities are located in Bridgeport, Fairfield, Norwalk, Stamford, Trumbull and Wilton.
Rotating assignment of work location on monthly basis.
All maintenance staff is required to work an “on call” schedule provided by property management.
It is mandatory that all maintenance staff work overtime and weekends prior to and during inclement weather and major storms.
Company provides all maintenance staff with a company cell phone, tools, and a company uniform with exception to steeled tipped boots or shoes.

PHYSICAL DEMANDS:
Candidate must be able to lift up to 50 pounds, climb and work on step ladders or extension ladders up to 30 feet, work with arms raised over head, stand/walk for long periods of time, climb stairs, bend at waist and knees to lift boxes, appliances, furniture, shovel snow, etc. Able to work in confined spaces, indoors and outdoors in all climates, and unclean environments with fumes, dust and poor ventilation while adhering to company safety requirements and programs.

SUPERVISORY RESPONSIBILITIES:
This job has no supervisory responsibilities.
