Job Title: Superintendent

Location: Dallas, TX

Reports To: Project Manager

As we continue to grow and diversify our portfolio, we are seeking a proactive and organized Superintendent to support our Project Managers.

Position Summary: The Superintendent’s essential role is to manage the completion of work as scheduled, document and communicate scope revisions established in the field, ensure the highest level of quality control and onsite production leadership, conduct field change orders, order materials, and manage onsite inventory.

Key Responsibilities:

Project Management Specific Duties and Responsibilities

  • Participates in job hand off meeting with production leadership, estimating and account management team
  • Reviews budget for accuracy referencing the job scope and specifications provided by Account Manager
  • Manages completion of project start up tasks as outlined by PM
  • Participates in subcontract negotiations with Estimator and PM
  • Ensures jobsite safety and cleanliness
  • Verifies scope and field change orders
  • Communicates and maintains record of all scope changes in the field to PM
  • Monitors and ensures compliance with company policy and procedure
  • Participates in pre-construction meetings
  • Ensures completion of all production management responsibilities as outlined per job
  • Identifies scope requirements and sets work quality standards that are reviewed with the client and all project stakeholders prior to work being performed
  • Identifies and maintains daily and weekly schedules and communication

Financial Management

  • Submits bi-weekly sub-draws to PM for approval and submission to finance
  • Submits field change order data to PM for review and submission
  • Ensures that all subcontract agreements and materials ordered are within budget
  • Reviews and approve material and equipment supplier invoices as needed
  • Reviews committed costs monthly and works with Project Analyst to track

Production

· Reviews all scope documents with Project Manager (PM) prior to job start

· Sets up and maintains all site logistics with the assistance of the PM

· Receives and inspects all material deliveries and notify the PM of any discrepancies

· Monitors and manages materials inventory on a schedule as required by the project type

· Performs material procurement as required

· Documents conditions, issues and progress in a daily log

· Notifies PM of material needs as required so that orders can be placed in a proactive and timely manner

· Visits with property management and onsite maintenance daily or as needed

· Participates in pre-construction meetings

· Builds relationships and rapport with subcontractors and onsite staff

· Manages subcontractor performance issues in a professional and respectful manner

· Reviews subcontractor invoices with PM for accurate and complete sub draw submissions

Workflow

· Creates and continually updates the daily work plan

· Updates all job production schedules and/or unit status summary reports (USSR) weekly

· Identifies materials needed by using a two to four-week look ahead and by reviewing the project schedule

· Meets daily with subcontractors to review work plans

· Walks jobsite daily to inspect current conditions, progress and issues

· Ensures work is progressing throughout the day relative to the daily work plan

· Pre-walk new work with the on-site client rep to identify conditions, scope compliance and potential changes

· Communicates scope changes and submit to PM

· Ensures that changes in scope are not performed prior to proper approval and signatures

· Performs Katerra punch walks

· Performs client acceptance walks

Quality Control

· Maintains a clean and organized jobsite

· Ensures all work completed is properly inspected and performed correctly prior to review with the client

· Evaluates subcontractor skillsets on a regular basis

Safety

· Inspects equipment used for safety program and standards

· Ensures all equipment is clean and stored in approved locations

· Conducts weekly safety meetings with all subcontractors

Supply Chain Management

  • Manages coordination of material orders and deliveries
  • Assists Supply Chain Analyst (SCA) with completion of material buyout
  • Maintains weekly inventory of onsite material
  • Orders all materials and equipment by obtaining a quote that is consistent with the project budget and estimate to SCA for PO creation
  • Partners with SCM to help find new suppliers or specialized materials

Qualifications:

  • Three or more years’ experience in Project Management
  • Valid Driver’s License
  • Ability to communicate effectively with clients and internal and external partners
  • Computer skills required: Proficiency with Microsoft Office, iPad device and cloud-based storage and backup applications
  • Computer skills preferred: Proficiency with Procore/excel or similar construction management programs
  • Education Minimum: High School degree or equivalent
  • Education Preferred: Four-year degree from an accredited college or university
  • Preferred Certifications: PMI certification
  • Preferred Language skills: Conversational Spanish

Physical & Mental Abilities Required:

· Physical: The employee may occasionally lift and/or move up to 80 pounds. While performing the duties of this job, the employee is regularly required to walk, sit, climb stairs, use hands and arms, talk or hear, drive a car, and use basic office electronics (computer, telephone)

· Mental: Critical thinking, good judgment, decision-making, follow-up, social awareness, mathematics, reading, writing, organizational skills, timeliness, stress tolerance, communication (oral and written)

Modality and Travel:

· Up to 50% of the job involves walking construction sites to inspect work progress, quality and safety compliance. Up to 50% of time spent on paperwork, reports, etc.

· Travel requirements vary according to client and project locations, plus occasional trips to company headquarters
