General Purpose

The Assistant Property Manager will be responsible for the day-to-day leasing and operational aspects of the property.  This person must be highly motivated, outgoing, detail oriented and be able to flex daily based on the demands of the property.   

 

Essential Duties and Responsibilities

 

Leasing

  • Ensure that the property is rented to the fullest capacity by building positive relationships with prospective and current residents.
  • Utilize marketing strategies and verify all online advertising sources are accurate in order to secure prospective residents
  • Greet all prospective traffic with a friendly attitude and be ready to give a quote and tour the property. Ask for the prospect to fill out the rental application
  • Continually monitor and analyze traffic logs, renewal information, marketing data, etc., to be able to give up-to-date and proper information when requested by others
  • Collect, input and verify all documentation for applications before the leases are prepared for move in 
  • Inspect apartments for cleanliness and other issues prior to showings and before move ins
  • Prepare move in paperwork including keys, parking permits, and remotes
  • Generate, email, and distribute renewal letters
  • Deposit rental checks into One Site and prepare bank deposits
  • Enter maintenance work orders and once completed with maintenance finish in system
  • First point of contact with residents and their concerns
  • Maintain an open line of communication with all members of the team

 

Financial and Administrative

  • Ensure that all rents and late fees/check charges are collected, posted, and deposited in a timely manner
  • Oversee all financial procedures including verifying rental income, processing monthly payments and ensuring renters insurance accuracy in the system
  • Ensure resident ledgers are accurate, noting any discrepancies in the resident activity
  • Confirm all applications, leases, renewals and corresponding paperwork are completed in a timely manner
  • Comply with anti-discrimination laws regarding fair housing

 

Miscellaneous Duties

  • Be observant of the property while walking buildings and grounds.  Make note of items that need attention
  • Communicate with residents regarding property related issues
  • Maintain a good rapport with residents 
  • Be creative with marketing ideas and community engaging events
  • Other duties as assigned
