Job description

Position Overview: We are seeking a highly organized and motivated Assistant Rental Manager to join our team at Jean Knapp Rentals. As an Assistant Rental Manager, you will play a crucial role in ensuring the efficient and effective management of our rental properties with a mixed portfolio of both Long-Term and Short-Term rentals. Your primary responsibilities will involve assisting the Rental Manager in various tasks related to tenant & guest relations, leasing, and administrative duties.

Key Responsibilities:

  • Tenant Relations: Assist in managing tenant/guest inquiries, concerns, general questions, and requests in a timely and professional manner. Address tenant complaints and coordinate necessary actions to resolve issues promptly.
  • Leasing Activities: Collaborate with the Rental Manager to facilitate the leasing process of rental properties.
  • Property Maintenance: Work closely with homeowners, cleaners, and guests to ensure that properties are well-maintained and in compliance with safety and habitability standards.
  • Lease Administration: Assist in preparing and ensuring completion of lease agreements and other related documents. Maintain accurate and organized lease records, tenant profiles, and other important documentation.
  • Rent Collection: Support rent collection efforts by ensuring tenants are aware of payment due dates, sending reminders, and following up on overdue payments as necessary.
  • Marketing and Advertising: Utilize and create strategies for advertising vacant units. Assist in creating attractive property listings, online marketing campaigns, and social media updates to attract prospective tenants.
  • Inspections: Assist in conducting move-in and move-out inspections, documenting the condition of rental units, and addressing any necessary repairs or cleaning concerns.
  • Administrative Tasks: Perform various administrative duties, including maintaining accurate records proper organization of files.
  • Tenant Communication: Maintain open lines of communication with both prospective, current, and past tenants, keeping them informed about property-related matters and upcoming events.
  • Homeowner Communications: Effectively and efficiently communicate with homeowners regarding property-related matters, guest feedback, performance, and status updates on the property.

Qualifications:

  • High school diploma or equivalent; associate or bachelor's degree in property management, business, or a related field is a plus.
  • Previous experience in real estate, customer service, hospitality, and or front desk work desirable.
  • Strong organizational and multitasking skills, with excellent attention to detail.
  • Effective communication and interpersonal skills to interact with tenants, homeowners, and a variety of vendors.
  • Proficiency in basic computer software, including MS Office 365 and Excel.
  • Knowledge of local landlord-tenant laws and regulations is beneficial.
  • Ability to work independently as well as within a team environment.
  • Problem-solving skills and the ability to handle challenging situations with professionalism.
  • SATURDAYS REQUIRED FROM MAY 15TH - SEPT 15TH

Compensation: Starting pay is $20/hour. Saturdays are required from 10am – 4pm. Weekday schedule flexible.
