Assistant Project Superintendent
Summary
The Assistant Project Superintendent is responsible for assisting in the daily supervision and coordination of all field activities related to the physical construction of a project including leadership and direction of the subcontractors. The Assistant Project Superintendent directs the daily progress of the work and is responsible for verifying that the specified materials are being used and that all aspects of construction are being built per plan. The Assistant Project Superintendent must ensure that required quality of work is being produced in order for the project to stay on schedule. The Assistant Project Superintendent is responsible for assuring that the on-site workforce and available materials are adequate to achieve the schedule milestones and prevent interference of one component of construction with another. The Assistant Project Superintendent is responsible for maintaining a safe, secure job site. The Assistant Project Superintendent is responsible for maintaining effective verbal and written communication with the on-site Project Superintendent, Project Manager, and corporate office.
The Assistant Project Superintendent reports to the on-site Project Superintendent, and Project Manager assigned to the Project.
Responsibilities
Job Site Set-up Requirements (Pre-construction)
• Meet Project Superintendent at Site and walk-through scopes of work for each trade.
• Participate with Project Superintendent in scope reviews of the various bid packages in order to properly coordinate the respective interfaces and to ensure that nothing is left out and nothing is bought out twice.
• Participate with Superintendent to develop and administer the site utility plan, site services, security arrangements, safety program and other facilities necessary to support the construction effort.
• Under direction of Project Superintendent, obtain quotes and credit applications (when applicable) for storage trailers, dumpster, equipment rentals, phone/fax lines and temporary sanitary services, as needed.
• Upon approval from Project Manager, order services described above.
• Ensure that required DOL, OSHA and State posters are posted in a conspicuous location.
• Set up and maintain job site office and all job files in a well-organized and orderly manner, including all permits and stamped construction drawings.
Schedule Tracking Requirements
• Participate with Project Superintendent in development of Project Schedule.
• Detailed tracking of actual project status compared to Schedule and reporting to Project Superintendent on a weekly (or more often as needed) basis.
• Plan for subcontractor staffing, materials and information in advance so as to avoid interference of one construction component with another.
• Generating and obtaining through follow up, all necessary information to ensure that scheduled progress can be achieved.
• Monitoring actual versus required performance by all parties.
• Ensure critical task schedule items are completed on time.
Material Tracking Requirements
• Track all materials scheduled to be delivered to job site; communicate as needed to Project Superintendent.
• Upon receipt of materials, inspect shipment for accuracy, quality and damage. Submit damage reports as needed. Communicate all issues related to receipt of materials to Project Superintendent.
• Communicate all potential issues and changes related to material scheduling to ensure that all orders and changes to orders are processed in time to guarantee their arrival to job site before needed.
Required Job Site Conditions
• Job site is to be maintained in an orderly fashion, free of debris with materials organized in a secure and safe manner, according to local, state and federal requirements and meeting the high standards of FBE.
• Job site to be maintained in an overall organized, safe and secure manner.
Communication Requirements
• Prepare for and lead daily subcontractor stand up meeting. Complete notes from each meeting.
• Prepare and submit weekly (or as needed) reports, including narrative description of significant issues, obstacles, or progress to the Project Superintendent and designated FBE representative.
• Update Project Superintendent as needed regarding issues that require his/her support for resolution.
Quality and Verification Requirements
• Superintendent is responsible for ensuring that all materials and workmanship meet quality requirements of FBE and Client.
• Monitor all work compared to permitted construction drawings and specifications. Verify that subcontractors are consistently using specified grades, weights, brands of materials and products. Verify measurements in early stages of each bid package scope in order to prevent deconstruction and reconstruction.
Subcontractor and Personnel Management
• Supervise all Subcontractors and any additional FBE field personnel on a daily and overall basis, according to company policies and procedures.
• Assure that Subcontractors are providing adequate workforce, supplies of materials and complete information as needed to comply with project schedule during required hours of activity in order to achieve committed promises of performance.
• Ensure that Subcontractors are performing only work covered in the original scope or in an authorized Subcontractor Change Order, under the direction of the Project Superintendent. All requests by the Owner or Owner’s Representative for additional work must be immediately communicated to the Project Superintendent. Subcontractors related to the additional work will be asked to furnish pricing for the additional work, which must be forwarded to the Project Superintendent. Absolutely no work additional to the original scope is to be performed by Subcontractors without authorization from the Project Manager.
• Monitor and track all subcontractor submittals/approvals, requests for information and clarifications in order to ensure that responses are received in a timely manner.
• Perform weekly room bill audits for FBE associates and subcontractors (if any) at the front desk to ensure they are compliant with company policy.
Safety and First Aid
• Conduct on site weekly safety meetings according to company policy and procedures.
• Ensure, through daily inspection and observation, that all subcontractors and laborers on site are conducting their work in a safe manner compliance with all local, state, and federal regulations as well as FBE policies and procedures.
• Enforce proper job site dress code consistently.
• Adhere to all OSHA requirements.
• Ensure that proper PPE is being used by Subcontractors as required.
• Ensure that there is a proper First Aid kit on the job site.
Experience and Education
• Minimum of high school graduate with relevant experience.
• Minimum of three years’ experience of on-site assisting supervision of large-scale commercial (including multi-family) or institutional projects.
• Experience specifically related to renovation in the hospitality industry is very beneficial.
• Completion of coursework from an accredited college, university or technical school with a focus in architecture, engineering, construction science or a related field is beneficial but not required.
Knowledge, Skills and Abilities
• Ability to read and interpret construction drawings and specifications.
• Ability to read and interpret complex schedules; forecast required workforce by trade to achieve schedule requirements.
• Knowledge of commercial construction principles, techniques, and procedures.
• Understand conceptual construction methods as plans are not always available.
• Ability to provide appropriate alternatives and options when unexpected conditions arise; to be solution oriented.
• Ability to develop positive relationships with individuals related to local, state, and federal construction jurisdiction representatives (Code Inspectors, Fire Marshals, Building Dept. Associates, etc.).
• Knowledge of federal, state, and local laws governing design and construction methods and building codes.
• Current Certifications in First Aid, CPR and Safety beneficial. If associate does not have CPR training, it will be required within 180 days of the date of hire.
• Skill in the use of computer software; Outlook E-mail, Excel, Word and required.
• Ability to effectively present information in oral and written form.
• Strong leadership skills with experience managing job sites and contractors, is required.
• Ability to manage multiple tasks simultaneously.
• Organizational skills that allow for the tracking of numerous detail items with effective follow up.
Physical Demands
• Employee must be able to utilize a computer at a basic level.
• Employee will be required to walk, stand, reach with hands and arms, climb, balance, stoop, kneel, crouch, crawl, hear, and see. The employee must be able to move safely around job sites and within buildings under construction.

Work Environment
While performing the duties of this job, the employee may be exposed to outside weather conditions at job sites, including wet and/or humid conditions, cold, and heat. The noise level at these sites may be unusually loud at times. Job sites are typically dusty. Appropriate attire including safety footwear is required.
